What Is Apex?

Apex is a new, exclusive collection of architecturally stunning ski-in/ ski-out homes located at Park City’s premier base area in the newly expanded Canyons Village.

How many homes are there?

63 total with a mix of Single Family, Townhouse and Flats.

Where is Apex?

In the Canyons Village at Park City, Apex has the premier site in the new epicenter of Vail Resort’s largest ski area in America. Apex is built on a ski run, with trails running through the community. Each home has direct access to ski trails, and the community offers unrivaled amenities for owners and guests. Apex is true to its name, situated at the top of the resort core overlooking the new village.

What summer/winter activities are offered at Canyons Village at Park City?

Apex is centered around the world class winter and summer activities at Canyons Village at Park City, including, but not limited to, downhill skiing, snowboarding, guided snowshoe tours, horse drawn sleigh rides, cross country skiing, snowmobile tours, dog sledding, zipline, bobsled rides, miniature golf, fly fishing, summer music concert series, 18 hole resort golf course, and 400 miles of IMBA gold rated mountain biking and hiking trails out your door.

What are the design features and style of Apex?

The architecture seamlessly combines the character of the mountain west with current design aesthetics. These architecturally stunning homes will maximize the magnificent views and offer the very best in comfort and functionality, all within a framework of contemporary, light-filled spaces.

What will the Clubhouse provide?

It is anticipated that the Clubhouse will center around a 50-foot swimming pool with two outdoor spas, splash pad, fire pit and several conversation areas. One of the spas features an infinity edge and is perched on the edge of the deck overlooking the expansive views. Adjacent to the pool complex is the fitness room with large, light filled windows framing the valley views. The club room, game room, concierge desk, spa treatment rooms and spectacular lounge complete the Clubhouse area.

Will there be a concierge on property?

Yes, the Apex Homeowners Association (HOA) will offer a concierge service for owners and guests. Concierge will be available to assist with dinner reservations, transportation from the airport, dog walking, babysitting, spa treatments and activities. In addition, continental breakfast and after ski treats will be served seasonally. It is likely that concierge service will be operated by Vail Resorts Hospitality for the Apex HOA.

Is there a shuttle service provided?

Yes, As part of the Canyons Village Master Association Apex Owners have access to the Canyons Connect Shuttle Service.

Are nightly rentals allowed?

Yes, nightly rentals will be allowed at Apex. Owners may choose a property management company selected by the seller or any other property management company they wish, or they may choose not to rent their residence at all.

What are the airport options to reach Apex?

The Salt Lake City International Airport is approximately a 32-minute drive on Interstate 80 to/from Apex. There are many transportation options from the airport to Apex. Additionally, there is a private airport in Heber City, just 20 minutes away.

Are pets allowed?

Yes, pets are allowed with restrictions.

How do I see detailed design drawings and get the specifications?

Your agent or the Apex agent team will have all the details. The direct number for the Apex team is 435-429-APEX.

Will there be a Transfer Fee associated with the purchase?

Canyons Village at Park City is part of The Canyons Resort Village Management Association (RVMA). The RVMA mandates a Transfer Fee of 2%, which will be paid for by the Buyer at Settlement.

What is the contract process?

Apex Residences uses a custom contract. Upon execution of the contract, the 20% Earnest Money deposit is due within three days. Buyers will then have a 14-day Buyer Review Period and upon the expiration of this period the Earnest Money deposit becomes NON- REFUNDABLE. The remainder of the purchase price shall be due at Settlement.

Can contracts be assigned?

Purchase contracts are not assignable.

Who is managing the HOA? What does it cover, and what are the expected costs?

It is anticipated that the HOA will be managed by Vail Resorts Hospitality, although the property manager is subject to change and no guarantee is made with respect to the property manager selected by the Developer. It is expected that the HOA dues will be under $7.75 per sf per year and shall include the following:

Maintenance and Upkeep of Property

  • Exterior window cleaning of entire project twice a year (does include the exterior window cleaning of individual homes, does not include interior cleaning of windows in individual homes)
